Ruling

Accordingly, interest on the unpaid balance of the just compensation is hereby imposed at the rate of 12% p.a. reckoned from June 30, 2009 up to June 30, 2013, and thereafter, at 6% p.a. until full payment, in line with the amendment introduced by BSP-MB Circular No. 799, Series of 2013. WHEREFORE , the petition is DENIED . The Decision dated April 25, 2017 and the Resolution dated August 10, 2017 of the Court of Appeals in CA-G.R. SP No. 132400 are hereby AFFIRMED with MODIFICATION imposing legal interest on the just compensation at 12% per annum reckoned from June 30, 2009 up to June 30, 2013, and thereafter, at 6% per annum until full payment. SO ORDERED.
