Let the case be REMANDED to the Regional Trial Court of Quezon City, Branch 104, for the reception of evidence for the purpose of determining the amounts the parties are entitled to, as well as their respective rights and obligations over the excess of the seven-hectare area, from the time respondent took possession until the same was surrendered to petitioner, in accordance with Articles 549, 546, and 443 of the Civil Code. SO ORDERED.
