WHEREFORE, all the foregoing premises considered, judgment is hereby rendered: Annulling the extrajudicial foreclosure sale conducted on April 15, 1994; Ordering defendant to re-account the obligation of the plaintiffs reflecting the credit of the insurance proceeds to the mortgage obligation of the plaintiffs; Dismissing defendant's counterclaim and plaintiffs' cross-claim for lack of merit . SO ORDERED.
