WHEREFORE, the appealed judgment is hereby AFFIRMED with the MODIFICATION that plaintiffs-appellees may redeem the mortgaged property by paying the defendants-appellants spouses Isagani and Diosdada Castro the amount of P30,000.00, with interest thereon at 12% per annum from February 17, 1994 until fully paid plus penalty charges at the same rate from February 17, 1994 to June 21, 2000. SO ORDERED.
