Ruling

WHEREFORE, in view of all the foregoing, the court finds merit in plaintiffs' Complaint and hereby orders the following: the Deed of Absolute Sale between Felix Valenzuela and Leticia Valenzuela is declared null and void ab initio; Transfer Certificate of Title No. 223017 in the name of Leticia P. Valenzuela and Transfer Certificate of Title No. 227394 in the name of Eleonor G. Pabilani, married to Danilo Pabilani, are declared null and void; the Register of Deeds of Makati City to cancel TCT No. 227394 in the name of Eleonor G. Pabilani, married to Danilo Pabilani and to reinstate Original Certificate of Title No. 706 in the name of Felix B. Valenzuela. The counterclaims of the defendants are dismissed. SO ORDERED.
