WHEREFORE, judgment is hereby rendered as follows: 1) Declaring as null and void the extrajudicial foreclosure sale of the property covered by Transfer Certificate of Title No. 13517 without prejudice to the foreclosure of the mortgage constituted thereon strictly in accordance with law, as well as the Sheriff's certificate of sale and Transfer Certificate of Title No.

Puzon] with force and effect as if not cancelled. SO ORDERED.
