WHEREFORE, premises considered, the Court finds the [intervenor] Florentino Maurin liable to return to [spouses Virtudazo] the sum of SIX HUNDRED TWENTY-FIVE THOUSAND ([P]625,000.00) PESOS. Further, the [DBP] is directed to deliver the Deed of Reconveyance and the Original Certificate of Title No. P-10087 to [Florentino Maurin].
