WHEREFORE , premises considered, we GRANT the petition for review on certiorari and REVERSE and SET ASIDE the May 12, 2011 decision of the Court of Appeals in CA-G.R. SP No. 110865. Accordingly, we ORDER the Regional Trial Court, 3 rd Judicial Region, Branch 75, Olongapo City, to issue a Writ of Possession in favor of petitioner Helen E. Cabling. SO ORDERED.
