TL;DR — Ruling

WHEREFORE , the petition is hereby DENIED . The decision dated September 17, 2002 and resolution dated March 12, 2003 of the Court of Appeals are AFFIRMED with the MODIFICATION that the deed of absolute sale dated March 25, 1976, in so far as it covers Lot 64, and the deed of absolute sale dated December 1, 1996 are hereby declared null and void. Costs against petitioners. SO ORDERED.
