WHEREFORE , premises considered the instant petition is hereby GRANTED . Accordingly, let a Writ of Possession issue in favor of petitioner and the Sheriff IV of this branch or his duly authorized deputy is directed to place petitioner in possession of the subject property covered by TCT No. N-220068 of the Registry of Deeds of Quezon City. SO ORDERED.
