WHEREFORE, the petition is DENIED . As a consequence, the prayer for the issuance of a Status Quo Order and/or Preliminary Mandatory Injunction is also denied as it is merely ancillary to the petition. The Orders respectively dated October 13, 2017 and December 11, 2017 of Branch 105, Regional Trial Court, Quezon City in RQZN-17-12023-CV are AFFIRMED . SO ORDERED.
